I'm sure we have all heard this before, i know i have done it too when buying cheap stuff only for it to not last as you'd expect.

Today I had a client come back to me and say the plans he had done elsewhere are crap.

This customer came to me several months ago with some approved town planning drawing he asked me to prepare working drawings, I gave him a quote but he got them done elsewhere at half the price.

Now he finds out that all the drawings are wrong and engineering don't match, this is the part were i quote another great saying "I Told You So" now he has to pay again to rectify them.

Sometimes i often hear of clients getting advice from Architects or Draftsmen, Unfortunately they too can by just as bad as council information, Facebook or Service Seeking.

But we had an urgent call from the demolisher saying he found some concrete buried on the site, nothing unusual about that until I got there and saw what he dug up

Today i had a client ring me to ask for help, They have done what they thought was right,

They are planning to build a large shed on their property in Lalor, they sought information from the council (they got something) and then spoke to the shed sales person.

He told them it's easy, the shed people will supply them all the information they need and all they had to do is submit them to the council.

This was done and as you can expect, they have opened a can of worms.

Rule No. 1, don't ask information from the council, unless it is a planning related question

Rule No. 2, don't use the council for a building permit,

Unfortunately the client have paid everyone, not they need and architect to answer the volume of questions raised by the council.

What no one told them, is plans, engineering, computations, soil test and full working drawings need to be done, it's not a matter of just handing in paperwork.

We later discovered that one of the councilors had rescinded the approval and we now faced another meeting in front of the council members.

Unlike our first meeting i decided to be a little more prepared, With a simple site investigation and review of the true facts, it was obvious that most of the points raised by the councilor and objector were false and fabricated.

This takes me back to Rule No. 1, if you are going to object make sure they are based on facts and Rescode not on opinions.

If you've ever wanted to object to a development that is popping up next to your place, it's wise to do some research before submitting any forms.

We see a lot of objections from people and all they tend to show is their disappointment of councils or developers design.

Those objections rarely get viewed and are usually ignored.

In order for objections to be valid they must relate to council and Rescode polices.

The best course of action that an objector needs to do, is to seek professional services or advise

Letac Drafting Services in conjunction with the Shire of Yarra Ranges Council have support for a proposed 2 unit development in Mooroolbark. We designed 2 simple double storey dwellings on a corner block. The proposed design made use of the existing character and streetscape.

Although the neighbours did not approve of the design, that thought they were too big for the area, it created the need for a council delegates meeting.

This lead to council meetings which made us reduce the upper floor size, however they still thought they were too big, thereby causing the nickname of "McMansions" to be bantered around in the council chambers. We were notified later that Councilor Andrew Witlox enforced a very old and seldom used order to rescind the descision.

Letac Drafting Services Pty Ltd, is now preparing Town Planning drawings for Montessori Childcare center. to be located in Glenfern road, Ferntree Gully.

Designs done and submitted to Knox Council, this will be a great community service for the area.

We are pleased to announce that we have now associated ourselves with John Davenport Developments who will be involved in our new Maintenance Program.

This program will be conducted over a 3 month period and ensure our clients are looked after at the end of construction of their new home, when the contract has come to an end.

It will allow our clients to consult with our maintenance manager and will give a sense of security once the construction is finished and they have settled into their new home.

The Maintenance Program is aiming to give our clients the highest quality service and ensure that they will be assisted after their contract with Letac has ended.

We are pleased and excited to announce that our Arlington build is COMPLETE!

The keys were handed over last week to the happy owner who will be in his house for Christmas.

From the team at Letac, we hope our client enjoys many years in his new home.

In coordination with the Developer and associated services, Letac Drafting Services has assisted in obtaining a Planning Permit and Subdivision for the Allure apartment complex in Davey Street, Frankston.

Construction has now started with 90% already sold. Prices ranging from $300,000 to $2.1 million.

It is a great achievement for us and we are proud to have been given this opportunity. More to come...

We are excited to announce that after 9 long months, we have finally received the Planning Permit for the Sheepstation Creek project!

This is a great achievement for the team at Letac as the application was rejected by the council TWICE.

We are the first application to have a residential home and association with Alpaca farming in a Green Wedge Zone 5.

The owner is thrilled that her dream home can be built and we are hoping to start the construction process early next year!

After more than 2 years of hard work and assistance from KLM Spatial, our Dandenong Road project has finally been approved by VCAT for the Monash City Council.

This project is for the development of a 3 storey apartment building. It is the first of its kind in the area with a fully automated 15 position car stacker in the basement, where you press a button and the comes to you.

It's always exciting to see the smile on a clients face when they see their sketches come to life in our drawings. In projects like this, the smile appears on our faces when we find out who the client is.
